Whispering Gallery: Relocations, Rents, and Renumeration
The real-estate gods have been sulking all summer. In Korea, the stalwart Kiaf SEOUL and Frieze Seoul—the London-born, American-owned entertainment-events company’s local offshoot—announced the theme of their joint art-selling jamboree this September: “Coexistence.” A noble sentiment, though one soon tested by the news that Heatherwick Studio will begin major renovations to COEX in July 2027. Most of the complex will remain a construction site until 2029. COEX is the city’s most centrally located convention center; it has been Kiaf’s home since 2003, and since 2022, Frieze’s too. Kiaf has signed up for whatever space is spared during the facelift. Frieze, however, may be less willing to share its kingdom with dust, fumes, and the cheerful percussion of drilling and hammering. The largest open secret is how overseas collectors prefer Kiaf’s promise of artistic discoveries compared to Frieze Seoul’s global relay of work already seen everywhere. Frieze Seoul’s director, Patrick Lee, will presumably find an alternative venue with suitable carpets and hauteur. Will international visitors enjoy sitting in Seoul’s legendary traffic merely to attend both fairs? Coexistence, it seems, may require a chauffeur.
